Hacienda Offers a Variety of Housing Options

Hacienda is well known for the companies it keeps. With many of the region's most successful businesses here, Hacienda's reputation as a commercial center is well deserved.

However, Hacienda is a mixed-use park, which means that residential developments are an important part of the project mix. In fact, between homes, townhomes, and apartments, nearly 1,000 units have been built in Hacienda.

Many Advantages

Signature Properties has several housing projects within Hacienda, which gives them a unique perspective on the subtleties of residential development in a business setting.

"I think when we began it was a new concept for people: housing inside a business park," says Mike Ghielmetti, Signature's director of sales and marketing. "Now I think they appreciate it."

There is much to appreciate. "When you come home from work at night, all the businesses are closed," notes Ghielmetti, "so there's not a lot of traffic and not a lot of people in the park. It's quiet."

Other advantages for buyers or renters are more obvious: the ability to walk to work, a community with good schools, and with its May opening, proximity to BART.

Townhomes, Houses...

Signature's first project, Verona, sold out in early 1996. Construction on the 140 two-, three-, and four-bedroom townhomes began in 1993.

Although Signature expects the projects to sell out in 1998, there are plenty of units available and under construction:

Valencia     This is a project of 178 two-, three-, and four-bedroom single family homes. Priced in the $200s, the units range from 1,100 to 1,900 square feet. Valencia II expands on the concept of the first phase with larger, three-, four-, and five-bedroom homes priced from the low- to mid-$300s. Valencia has 91 units remaining.

Siena     This project of 162 townhomes, 88 of which are still available, is priced from the $180s to $220s. The two- and three-bedroom units range from 1,000 to 1,500 square feet.

Avila     Avila features courtyard single family detached housing from two to four bedrooms, priced in the mid-$200s. Avila has a total of 146 units, ranging from 1,300 to 1,900 square feet. Currently, 125 units are available in the project.

Each of Signature's developments has a recreation area featuring a pool, cabana, and access to a linear park with basketball courts and tot lots.

...and Apartments, too

Hacienda is also home to Springhouse Apartments. Springhouse features junior one bedroom and one- and two-bedroom apartments as well as one- and two-bedroom townhouses. Sizes range from 570 to 990 square feet for the apartments and 750 to 1015 square feet for the town-houses.

"We get a lot of Hacienda employees here," says Yvette Hoyer of Springhouse. "They like the convenience of living close to work, as well as our prices and amenities."

With the long list of amenities at the complex, it's easy to see why they are popular.

"We have an exercise room which has a lot of newer equipment in it, a sauna, three spas, a swimming pool, and a great clubhouse that our residents can use," adds Hoyer.

Springhouse's 354 units have many luxury appointments. Each unit has a washer and dryer, in addition to individually controlled central heating and air conditioning. Many of the apartments and all of the townhouses have fireplaces.

Springhouse will be the recipient of a spring makeover as well, with new paint and awnings that promise to give the complex "a whole new look," says Hoyer.
